Wainani at Poipu UPDATE




For today's Wainani update, I decided to drive up to the property to see if there were any new signs posted by the Maryl Group. This is the only sign I saw. After taking the second photo, a security vehicle approached me and the security guard very kindly and professionally let me know that this was private property....just like the sign says.


This is a beautiful piece of real estate. At some point, it will become available for purchase. Call me directly to get on a short list for early bird deals.

Sales of condominiums on Kauai picked up in August, while single-family home sales slipped. The trend was similar for median prices, according to statistics from Hawaii Information Service.

The median price of a single-family home on Kauai last month was $471,000, down 11 percent from $530,000 in August 2008. That was based on 23 sales, down 15 percent from 27 sales during the same month last year. Condo sales more than doubled in August to 15 units sold, up from seven in August of last year. The median price of a Kauai condo last month was $300,000, virtually unchanged from $299,000 in August 2008. The year-to-date statistics, however, show sales were down by 26 percent in both categories.

The median price for a single-family home on Kauai during the first eight months of the year was $470,000, down 27 percent from the same period last year. The median price for a condo on the Garden Isle was $330,000, down 42 percent from $567,000 during the first eight months of the year.

Realtors(R) Urge Congress to Act Now to Extend Homebuyer Tax Credit

First Time Home Owner $8000 Tax Credit - Expiring soon!!

Are you interested in buying your FIRST HOUSE? I remember when Tim and I made our first real estate purchase. Boy was it scary. And it took us a long time to make up our minds. However, we are sure glad we did it!!

WHY should you purchase now as a qualified First Time Home Buyer?
  • LOW interest rates for mortgages

  • $8,000 tax credit, for qualifiying FIRST time homebuyers
Regarding the $8,000 tax credit, IF you qualify, decision time is NOW! The tax credit expires on November 30, 2009. That means the "closing" date for the purchase MUST take place by the end of November. And in general, it takes 45-60 days from the date of purchase for a sale to close. So that means that you have only 16 days (the rest of the days in September) to get an offer on that first house accepted. LIHU'E When Lynn and Tim Mira of Lawa'i offered up a free Love and Respect seminar for couples in celebration of the Miras' 25th wedding anniversary last month, even some visitors on vacation took advantage of the class, Lynn Mira said.

"Although many of the family and friends that we dearly love were not able to make the seminar, we were surprised to have approximately 40 people attend the classes," she said in an e-mail.
