HAPPY THANKSGIVING !!

The year that is drawing toward its close has been filled with the blessings of fruitful years and healthful skies. To these bounties, which are so constantly enjoyed that we are prone to forget the Source from which they come, others have been added which are of so extraordinary a nature that they can not fail to penetrate and soften even the heart which is habitually insensible to the ever-watchful providence of Almighty God.

In the midst of a civil war of unequaled magnitude and severity, which has sometimes seemed to foreign states to invite and to provoke their aggression, peace has been preserved with all nations, order has been maintained, the laws have been respected and obeyed, and harmony has prevailed everywhere, except in the theater of military conflict, while that theater has been greatly contracted by the advancing armies and navies of the Union.

Needful diversions of wealth and of strength from the field of peaceful industry to the national defense have not arrested the plow, the shuttle, or the ship; the ax has enlarged the borders of our settlements, and the mines, as well of iron and coal as of the precious metals, have yielded even more abundantly than theretofore. Population has steadily increased notwithstanding the waste that has been made in the camp, the siege, and the battlefield, and the country, rejoicing in the consciousness of augmented strength and vigor, is permitted to expect continuance of years with large increase of freedom.

No human counsel hath devised nor hath any mortal hand worked out these great things. They are the gracious gifts of the Most High God, who, while dealing with us in anger for our sins, hath nevertheless remembered mercy.

It has seemed to me fit and proper that they should be solemnly, reverently, and gratefully acknowledged, as with one heart and one voice, by the whole American people. I do therefore invite my fellow-citizens in every part of the United States, and also those who are at sea and those who are sojourning in foreign lands, to set apart and observe the last Thursday of November next as a day of thanksgiving and praise to our beneficent Father who dwelleth in the heavens. And I recommend to them that while offering up the ascriptions justly due to Him for such singular deliverances and blessings they do also, with humble penitence for our national perverseness and disobedience, commend to His tender care all those who have become widows, orphans, mourners, or sufferers in the lamentable civil strife in which we are unavoidably engaged, and fervently implore the interposition of the Almighty Hand to heal the wounds of the nation and to restore it, as soon as may be consistent with the Divine purposes, to the full enjoyment of peace, harmony, tranquility, and union.

You may qualify for the Homebuyer's Tax Credit



The newly revised First Time Homebuyer’s credit expanded the credit to include buyers who are replacing their primary residence.

Did you know you may qualify for the credit even if you are DOWNsizing?

Did you know that if the cost of the new home exceeds $800,000 you do NOT qualify for the credit?

So...if you are buying or considering buying a house that will be your principal residence, I suggest you talk "story" with your accountant/CPA.

$8,000 homebuyers tax credit extended

First time Homebuyer's $8,000 credit extended to June 30, 2010. Qualifying income limits were also raised. Also, people who want to trade up can also qualify. Those who have owned and occupied a house as their primary residence for at least five years out of the past eight may be able to claim a $6,500 tax credit. These folks will also have to purchase or close on a new home by the end of June. For more info, click on the title above.

Kukui'ula Update

On Tuesday, October 27, 2009, Makai Properties LLC toured the 1,010 acre property known as “Kukui`ula” with the President of Kukui`ula Development Company Hawaii LLC, Dick Holtzman and his staff.

As we caravanned through the different parcels of Kukui`ula in the unmistakable white suburbans, our guides pointed out milestones in the development stages. The very anticipated beginnings of parcel Y, aka the "Makai Collection", was our first stop where Maryl Construction is underway on 3 of their cottages. The common area, surrounded with mature landscaping features, revealed the carvings of two lagoons. The Plantation Clubhouse, which will be the heart of Kukui’ula, is now an obvious structure and we were able to visualize all the amenities that will be available by December 2010. The familiar ending at the Sunset Deck, captured the essence of Kukui’ula and all that it is becoming.

A big Mahalo to Dick Holtzman, Brent Herrington, Kurt Matsumoto, Brenda Sameshima, Suzie Olson, Laurel Iverson, Phil Wycoff, and Art Nehf for all your time and effort in making this a great tour! Thanks for dispelling all the rumors! If you had any doubt, doubt no more! Kukui`ula will deliver! ‘course, I already knew that .
