At the close of  the year, Poipu’s sunset shines!

My last entry for 2010 will tell you that Kauai’s market has already hit bottom.  Sure there will be some foreclosures here and there, however I think we will start to see a noticeable rise in the market over the next few months.  Whether you believe that or not, the fact that Kauai is so darn beautiful is enough  reason for serious buyers to step up and give themselves what they’ve always wanted.  A home in Hawaii!

There are so many things that you should know as you start your search for Kauai property.  I look forward to helping you in 2011!

Per the terms and condition of the auction registration form, Kennedy Wilson reserves the "right to accept, counter-offer or reject the offer during the auction, in the contract room and/or within five (5) calendar days following the auction. Offers not accepted by the seller within five (5) calendar days following the auction are automatically null and void, unless time is extended by the seller in writing, at its discretion."


My hope is that Kennedy Wilson accept all of the winning bids awarded yesterday!  HOWEVER, my opinion is that these bids did not meet Kennedy Wilson’s reserve prices.   It will be interesting to see if they make good on “some” of these bids, just because it is in their best interest to do so.  For example, the last single family home sold in Poipu went for $769,000 two weeks ago.  It was a 2bd/2ba home within the VDA built in 1988.  The question is, “How do you let go of a brand new 3bd/3ba home on the golf course for $780,000 and still best represent the Seller?”

Waimea Lighted Christmas Parade

December 18, 2010, Saturday marks the 17 annual Waimea Town Lighted Christmas Parade.   Join the westside community of Waimea, Kauai for a fun night where families and friends line the street starting from the Waimea Canyon Park to Ala Wai Road (across Lucy Wright park).  The westside is known for throwing a good party and they take their parties with them wherever they go.  You will see many people partying along side the road,  anticipating the appearance of their friends and families who are parade participants. Although the parade starts around dusk (6:00pmish), reserved seating start to appear from early afternoon.  Organizers suggest you get there early to find a good place to view the parade.

Wainani at Poipu



My blog has been receiving many hits from people searching for information about the “Wainani at Poipu” auction.  Truth be known,  these homes will probably sell well within fair market value range. And what is the fair market value for these homes?  If you've been following the real estate market trends in the Poipu area, then you probably have a good idea of what that is. And if you haven’t, then  finding someone who does is in your best interest.   If the FMV is not within your price range, then you might be wasting a lot of valuable time and energy.    Having a buyer’s representative does not increase the cost of the sale.  It will provide you with knowledgeable information to make a calculated and reasonable auction bid.

Just another day in Poipu.  Obviously, this monk seal is not as excited about Stand Up Paddle boarding as my golden retriever, Kupa.  I want to send out a big mahalo to Jasmyn A. for taking the photo and sending it to me!  Jasmyn's name will be entered into the 2011 quarterly drawings to win a  "Tropical Treats" gift basket from  Kauai Gift Baskets.
